Northside Modern Farmhouse is sure to be appreciated with it’s bright interior, high ceilings with skylights, quality furnishings, and great style! Everything about this house speaks to the comfort it provides, from location to the shady back yard to the new beds and linens.
On my own web site there 3D walkthrough imagery feature to guide yourself through the entire house, and you’ll have a good feel for the layout and style. The living/dining/kitchen area is one common space, with the two bedrooms separated on the south side of the house. No amenities are missing – double ovens, dishwasher, laundry, wifi/cable, two full bathrooms, and even a humidifier for those not used to the dry Montana weather.
The generous primary bedroom has a king size bed, full bathroom and shower. The guest bedroom has a queen size bed as well as a twin bed, and there is a pack-n-play for those in the crib age-range.
Out the back door is a large, fully fenced yard with patio, flowers, picnic table, and firepit with Adirondack chairs. Just out the back door is a large bbq gas grill, and there is ample shade provided by the mature trees and lilacs. One gated parking spot is available in the back accessed from the alley, but there is plenty of parking on the street in front of the house. Both doors to the house have keyless entry so you don’t have to walk around should you decide to park in back.
North Church Avenue is positioned between two busier, through streets which take the through traffic, so the neighborhood is much quieter than most. Additionally, the street is wide from the days when the trolley went up its middle (we missed those days!). The northeast neighborhood has a lot of assets, like a world class bakery, the Bozone Brewery, a bike shop and a few galleries, and most of all the historic working class architecture of Bozeman. In 5 minutes walking you can be on Main Street, a few blocks east brings you to Bozeman’s superb public library, Lindley Park, Bogart Park and summer pool, etc etc.
As with all Bozeman Cottage houses, the Northside Modern Farmhouse is equipped with a drip style coffee maker, coffee grinder, a starter pack of fresh, local coffee, linens, pots/pans, cooking utensils, spices, dry goods (flour, sugar, etc), EO brand non-toxic body products, and comes with organic coffee & grinder. We also provide extensive local info on everything from where to buy real Montana meat & locally grown vegetables to great hiking trails, rafting links to restaurant coupons. We believe in local economies and know the best places!

Cancellation Policy
All houses have drip coffee makers and coffee grinders- we also provide a starter pack of fresh, locally roasted Ghost Town coffee. We highly recommend trip insurance.
CANCELLATIONS & CHANGES. Any cancellation made 60 days or more before the scheduled arrival date will receive a full refund of the reservation deposit, less a cancellation fee of $100.
Any cancellation made within 60 days of the scheduled arrival date shall be subject to a forfeiture of the Agreement payments (including the remaining balance payment), unless the Reservation Manager is able to re-rent the Premises for the reserved dates at an equivalent rate. If re-booking is successful then your refund will be the sum of the cleaning fee on your reservation, any bed tax applied to your reservation, and 70% of the make-up nightly rental income amount.
Cancellation policy for summer reservations of month or longer stays is 90 days. Reservation deposit for these reservations is 25% and non-refundable. Balance payment is due 90 days prior to arrival.
Deposit Policy
TERMS OF PAYMENTS RESERVATION DEPOSIT. The 25% reservation deposit shall be paid to Bozeman Cottage, Inc. at the time of the reservation and will be held by the Reservation Manager to be applied toward the remaining balance. For reservations made within 30 days of your arrival date, the total amount is due unless other arrangements have been made.
Rate varies due to seasonality and holidays. Please select your dates on our online booking calendar for an exact quote.

"Great house/great neighborhood"
We stayed at this house for 4 nights in February and everything was perfect about it. The neighborhood was quiet, and close to an amazing bakery and coffee shop.
The house itself had great comfortable beds and linens, everything you needed in the kitchen and a very cozy living room.
We really felt at home and comfortable. Paul was great to deal with and was super helpful.
Overall we couldn’t have had a better stay.
We loved our stay at Paul's Northside Modern Farmhouse. We specifically chose this location because of its proximity Bozeman's brewery district and downtown; it is very walkable. A few of our nearby favorites are Mountains Walking Brewery, Dave's Sushi, Blackbird, and Wild Crumb Coffee. The house is light, airy, roomy, and very relaxing. The bedrooms are large and the bedding was super comfortable and warm. Everything was clean and organized and the directions were very clear. Paul is a great communicator and made sure we were comfortable. We used the house as a base to ski at Bridger and Big Sky and to see wildlife in Yellowstone Park. Loved the house and look forward to visiting again.
Paul’s property is a top notch Airbnb stay. I highly recommend renting from Paul. He was super easy to work with and quick to respond to questions and concerns. The house was clean and had everything we needed. I would definitely rent again! The quality of everything was 5 stars.
House was amazing! Perfectly located close to Main Street's shopping, bars, and restaurants, Paul's little gem could not be better situated. Situated on a quiet neighborhood street, the home is comfortable as soon as you walk in; it's well-appointed and decorated with local and western flavor, including books and art. The bathrooms and bedrooms were equally comfortable - within 24 hours of reaching Bozeman we all settled in and thought it to be as our second home. Thank you, Paul!
Great place!
What a fabulous stay we had in the charming Farmhouse on Church street. The house was perfect, clean, cozy, uncluttered and just perfect for our family to hang in. I didn’t want to leave!! Your communications and suggestions from Paul were great too, and we felt like we just didn’t have enough time to see all that he suggested. We can’t wait to come back and see more of your beautiful state.
This perfect, charming farmhouse was located close enough to Main street to walk to, and far enough not to hear it at night!! It is right around the corner from a local bakery called Crumb, that was out of this world!! Also, the pictures on the site didn’t do it justice. It was bigger than it looked in the pictures, and so much more adorable and well stocked and situated than we could of ever imagined.
Thank you Paul, for your wonderful communication and working with us on the dates. You were a pleasure to work with and we will definitely be renting this house again!!!

"Charming!"
An absolutely charming cottage located within easy walking distance of downtown Bozeman, local hiking areas and fun breweries. House is clean, well organized, with comfy beds and a great kitchen. Our dog loved the fenced back yard - and the hosts were helpful and gracious. We liked it so much we extended our stay another week! Hope to be back soon!
Cozy decor, spacious bedrooms, very neat and well appointed. Nice wood burning stove with supplies for a fire every night. Fenced in backyard is great for pets. Easy walk to many restaurants on Main Street. Quick 15 minute drive to Bridger Bowl. We would most definitely stay here again!
We had a wonderful stay. We spent an early Christmas with our family. It was absolutely perfect for making dinners and playing games.
The house was just as advertised with plenty of cookware, linens, paper towels, etc. Very comfortable! We particularly loved the beautiful red woodstove. It puts out a lot of heat!

"Clean, quiet and close to everything!"
We stayed here for my birthday weekend and to do final wedding meetings and checks for our wedding this Fall. I kept telling my fiancee I didn't want to leave! The yard was so nice to have the pups play around and sit in the sun.
The house is close tot Tree Line Coffee and also a quick 5-7min drive to two of the main quick hikes in Bozeman.
We only wish we could rent this home during our wedding for other guests! We will definitely be back.

Great location, perfect size, cozy, wonderful open layout, lots of character and charm. The decor is perfectly done in a simple and fresh white color pallette with lots of ship-lap vaulted ceilings and beautiful wide plank pine floors. The woodburning stove was a great touch - we will be back!

We thoroughly enjoyed our stay and the property manager was responsive and helpful.
