Ideally located three blocks from historic main street, this beautiful newer Spanish style home has views of the Bridger Mountains and is kitty corner from a large city park. When you walk in the front door, the high ceilings, large windows, and concrete floors set the tone of a quiet, solid-build home. The main floor is open with two doors to the outside courtyard complete with shade trees, a bbq and plenty of outdoor furniture in summer. The kitchen has granite and composite counter-tops and all the amenities from home. Prepare meals with ease as it comes fully equipped with new appliances, and a great supply of cookware, dinnerware, spices and dry goods.
The dining room table and extra chairs can accommodate a large family gathering of 8 people. The living room has a comfortable seating and sitting chairs for relaxing and visiting, playing games or watching movies. There is a large tv with full cable service in the upstairs living room which has high, vaulted ceilings.
The main floor has two queen size bedrooms and a full bathroom in addition to the kitchen, living and dining areas.
Going upstairs from the main floor brings you to a large living room with vaulted ceilings and leather furniture along with a very large tv with cable. The primary king bedroom is spacious with great views and a small bedroom deck facing west for afternoon sun year-round. The primary bedroom has an en-suite bathroom with a walk-in shower. The other upstairs bedroom also has a king bed, ample closet storage, and there is a second full bathroom with a tub/shower.
Just across the street is Beall Park which is a full city block of space with a basketball hoop, playground, and a nice event center which you can rent very reasonably from the City of Bozeman. In winter the park becomes an ice rink. Our goal is for people to enjoy the home and their time together with friends and family.
As with all Bozeman Cottage vacation rentals, this home is fully equipped with a drip style coffee maker, coffee grinder, a starter pack of fresh, local coffee, linens, pots/pans, cooking utensils, spices, dry goods (flour, sugar, etc), EO brand non-toxic body products, and comes with organic coffee & grinder. We also provide extensive local info on everything from where to buy real Montana meat & locally grown vegetables to great hiking trails, rafting links to restaurant coupons. We believe in local economies and know the best places!

Cancellation Policy
All houses have drip coffee makers and coffee grinders- we also provide a starter pack of fresh, locally roasted Ghost Town coffee. We highly recommend trip insurance.
CANCELLATIONS & CHANGES. Any cancellation made 60 days or more before the scheduled arrival date will receive a full refund of the reservation deposit, less a cancellation fee of $100.
Any cancellation made within 60 days of the scheduled arrival date shall be subject to a forfeiture of the Agreement payments (including the remaining balance payment), unless the Reservation Manager is able to re-rent the Premises for the reserved dates at an equivalent rate. If re-booking is successful then your refund will be the sum of the cleaning fee on your reservation, any bed tax applied to your reservation, and 70% of the make-up nightly rental income amount.
Cancellation policy for summer reservations of month or longer stays is 90 days. Reservation deposit for these reservations is 25% and non-refundable. Balance payment is due 90 days prior to arrival.
Deposit Policy
TERMS OF PAYMENTS RESERVATION DEPOSIT. The 25% reservation deposit shall be paid to Bozeman Cottage, Inc. at the time of the reservation and will be held by the Reservation Manager to be applied toward the remaining balance. For reservations made within 30 days of your arrival date, the total amount is due unless other arrangements have been made.

We all loved this house! Walking around the house on heated floors in the winter was just the best. From start to finish, this house had everything we could need or want to feel at home. Great size kitchen with all the extras down to the coffee, spices and pancake mix. And instant hot water tap for tea! I have never stayed in another place that felt so clean, comfortable and cared for. You really go above and beyond for your guests. I could go on and on, and hope to stay at this house or another house or yours in the future.
We loved Paul’s house! It was the perfect place to explore Bozeman. It was very comfortable, and had every amenity needed. The heated floors were an unexpected nice touch! Can’t wait to come back.

We could not have chosen a better place to stay in Bozeman for my son’s destination wedding week. Perfect location close to everything. Plenty of space to spread out and allow my other kids and partners to join us. I mentioned that I needed it cool to sleep ( no AC but common in Bozeman) and he had 6/7 new standing fans throughout the house when we arrived!! I was blown away!! It had been unusually warm the week prior but things cooled off for our week. We were very comfortable. Because our space was so large, it provided a perfect spot for the bridesmaids to get ready on Sat morning. We had makeup in the kitchen and hair in the upstairs living room. The girls were spread out steaming dresses, mingling and sipping mimosas. The patio was perfect for bridesmaid pictures. This home has everything you will need. Next trip to Bozeman we will once again stay at the Downtown Villa.

We’ve stayed at several of Paul’s properties and we have always had a wonderful experience.
Everything was great, easy walk to downtown, lots of comfy room in the house
We loved the fresh flowers on the table and the heated floors. We also liked 2 small bedrooms down and 2 larger bedrooms up. One of us spread out in the 2 downstairs. We liked the short walk to the downtown, especially using the Co-op on Black Ave. The instructions about the care of the house were clear and concise. We found the house without hot water and Paul was over within 30 minutes to correct the situation. It was a great stay!

Do not hesitate to book Downtown Villa! The perfect location, and the hosts thought of everything to make our stay comfortable and enjoyable. Fresh flowers are delivered weekly, the accommodations are luxe, and the hosts send helpful emails with lots of suggestions for activities and restaurants.
We loved walking to main street for Music on Main, shopping, and dining. The huge TV in the upstairs area is a bonus for movie nights, and the kitchen is equipped with everything we needed and more. Comfortable beds, spotlessly clean, so enjoyable!
