Located just 5 blocks from downtown Bozeman and right alongside Bozeman Creek, this brand new home is already delivering quality experiences! Modern, efficient designing created this unique 3-story gem which is occupied half the year by the owner. Central AC cools all floors including the main/upper floor where the living room and kitchen are located.
The living space on the 3rd floor gets drenched in sunlight and has floor to ceiling windows. The stream-side patio door opens a large section of wall to the cottonwood trees with creek running right below. The back yard is directly alongside the stream and in the shade of the large trees.
Above the living room level is another loft area with an incredible perched work space, and outside of that is a 4th floor deck with a stock tank hot water bath tub, bbq grill and views of the Bridger Mountains.
The 2nd floor is where all three bedrooms and two bathrooms are located. The primary bedroom has a queen bed, south facing balcony, and an en-suite bathroom with nice tiled shower. Bedroom #2 also has a queen bed, and the third bedroom has a full/twin bunk bed and desk/workspace. The 2nd bathroom is shared.
The ground floor has a full laundry service area with the rest being private storage including the garage. There are 2 off-street parking spots and an EV charging port is available upon request for a flat $10/day charge.

As with all Bozeman Cottage vacation rentals, this home is fully equipped with a drip style coffee maker, coffee grinder, a starter pack of fresh, local coffee, linens, pots/pans, cooking utensils, spices, dry goods (flour, sugar, etc), EO brand non-toxic body products, and comes with organic coffee & grinder. We also provide extensive local info on everything from where to buy real Montana meat & locally grown vegetables to great hiking trails, rafting links to restaurant coupons. We believe in local economies and know the best places!

Cancellation Policy
All houses have drip coffee makers and coffee grinders- we also provide a starter pack of fresh, locally roasted Ghost Town coffee. We highly recommend trip insurance.
CANCELLATIONS & CHANGES. Any cancellation made 60 days or more before the scheduled arrival date will receive a full refund of the reservation deposit, less a cancellation fee of $100.
Any cancellation made within 60 days of the scheduled arrival date shall be subject to a forfeiture of the Agreement payments (including the remaining balance payment), unless the Reservation Manager is able to re-rent the Premises for the reserved dates at an equivalent rate. If re-booking is successful then your refund will be the sum of the cleaning fee on your reservation, any bed tax applied to your reservation, and 70% of the make-up nightly rental income amount.
Cancellation policy for summer reservations of month or longer stays is 90 days. Reservation deposit for these reservations is 25% and non-refundable. Balance payment is due 90 days prior to arrival.
Deposit Policy
TERMS OF PAYMENTS RESERVATION DEPOSIT. The 25% reservation deposit shall be paid to Bozeman Cottage, Inc. at the time of the reservation and will be held by the Reservation Manager to be applied toward the remaining balance. For reservations made within 30 days of your arrival date, the total amount is due unless other arrangements have been made.
Rate varies due to seasonality and holidays. Please select your dates on our online booking calendar for an exact quote.

Great spot close to town but off the fray of Main Street. Backs up to a little creek which was lovely to listen to at night. Clean and well stocked. Would definitely stay again.
Great place in walking distance of many shops and restaurants
This is a great home, with beautiful architecture and tasteful décor. This rental was the perfect space to lounge and relax in between outdoor activities. Great indoor space, with lots of natural light, greenery, and everything in this home, carefully curated. We will definitely come back to Perkins!
Great place in a great location. Walking distance to coffee and the best bakery. Right next to Bozeman creek, the sound is soothing at night or when you’re in the “John”. Stay here.
This house was a perfect home for me and my daughters. Fantastic design and very comfortable. Kitchen has everything I needed when we weren’t walking to restaurants.
